A leak under the floor is the one nobody sees coming. There is no drip from the ceiling and no puddle to mop up, just a warm patch, a musty smell, or a water meter that keeps ticking over when every tap is off. The good news is that most under-floor leaks give themselves away long before the floor comes up, if you know what to look for.
Before anyone lifts a single board, prove water is escaping. Turn off every tap, appliance and outside stopcock, make sure nobody flushes a loo, then take a reading from your water meter (usually at the boundary by the pavement, or under the kitchen sink in newer builds). Leave it 45 to 60 minutes and read it again. Any movement at all with zero usage points to a leak somewhere on your supply.
If you are on a combi boiler or sealed heating system, watch the pressure gauge instead. A system that drops from 1.5 bar to below 1 bar over a few days, with no radiator bleeding and no visible drip at valves, is losing water somewhere. In a house with pipework clipped under a suspended timber floor, that somewhere is very often beneath your feet.
Under-floor leaks have a signature. On a heating pipe, you get a patch of floor that is noticeably warmer than the rest, sometimes a strip you can trace with a bare foot. On a cold supply, you get the opposite: cold, clammy boards and a damp, earthy smell that is strongest near skirtings or at an air brick.
Look at the floor covering itself. Laminate that has started to cup or lift at the joints, engineered board with dark staining at the edges, carpet that feels heavier or smells stale in one area, or vinyl that has bubbled. Older Derby properties, the Victorian terraces around Normanton and Peartree and the interwar semis in Chaddesden, Allestree and Littleover, very often have suspended timber floors with a void underneath. That void hides a leak for months while the joists quietly suffer. Newer estates around Mickleover and Oakwood tend to have solid floors with pipework in screed, where the only outward clue may be a warm spot and a falling boiler pressure.
Start where access is free. Lift a carpet corner or a loose board near the suspect area and shine a torch into the void. If you have an air brick or a small access hatch, look and smell through it. Check the obvious culprits at the same time: the connections behind the washing machine and dishwasher, the trap under the bath, the shower waste, and the isolation valves on the loo. A surprising number of jobs turn out to be a slow waste leak that has been running back along a joist and appearing several metres away.
What is not worth doing is pulling up boards speculatively. Water travels along joists, pipes and even the underside of chipboard, so the wet patch is rarely above the actual fault. Cutting into a floor to go looking is how a small repair becomes a room full of damaged flooring. Do turn the water off at the stopcock if the leak is clearly getting worse, and keep the heating running normally if you want a thermal survey done, because a cold pipe is much harder to find.
Professional leak detection is non-invasive by design. Thermal imaging picks up the temperature signature of a heating or hot water leak through boards, tiles or screed. Acoustic equipment amplifies the hiss of water escaping a pressurised pipe, which works well on mains supply leaks even under solid floors. Tracer gas, a hydrogen and nitrogen mix pushed into a drained pipe, escapes at the fault and is picked up at surface level, and it is the method that solves the awkward ones. Moisture meters then map how far the water has spread so you know what needs drying.
A typical domestic survey in the Derby area runs somewhere in the region of £200 to £450 depending on property size and how many methods are needed, and most take two to four hours. Worth knowing: many home insurance policies include trace and access cover, which pays for finding the leak and for the damage caused getting to it. Check your policy before you commit, and get a written report either way, since insurers will usually want one.
